The National Association of Realtors just reached a massive settlement—$418 million—and it’s going to reshape how real estate commissions are disclosed and negotiated.

One key change: listing agents will no longer be required to offer compensation to buyer agents through the MLS. That doesn’t mean buyer agents won’t get paid—it just means the negotiation is now more transparent and up for discussion.

This could be a big win for buyers who were unaware they were ultimately funding both agents’ commissions. But it also means buyer agents will need to communicate their value more clearly than ever.
