About Jay

The Mortgage Maestro

Jay Atterstrom—known to many clients and industry professionals as “The Mortgage Maestro”—is a residential mortgage strategist and construction financing expert with more than 50 years of combined experience in the construction and mortgage industries.

Over the past 26 years in mortgage banking, Jay has developed a reputation for helping clients navigate complex financing decisions with clarity and confidence. His work focuses on structuring mortgage solutions that support not only the purchase of a home, but the broader financial strategy behind homeownership.

His lending expertise spans a wide range of residential financing solutions, including FHA, VA, USDA, Conventional, Non-QM, reverse mortgages, renovation financing, and construction-to-permanent lending, and SBA Financing and other Commercial Real Estate lending.

Jay works with first-time homebuyers, experienced homeowners, and real estate investors who want a thoughtful, strategic approach to mortgage financing.

Rather than treating mortgages as simple transactions, Jay approaches financing as part of a broader financial framework—helping clients consider how mortgage structure can influence tax planning, equity growth, investment opportunities, and long-term wealth building.

A Career Built on Innovation

Jay entered the mortgage industry in 1998, initially marketing second mortgages to industry professionals. Within two years he expanded his territory’s production from 12 loans per month to more than 225 loans per month, demonstrating early success in operational leadership and market development.

In 2005, Jay chartered a fully delegated HUD Mortgagee mortgage bank. By 2006 he engineered one of the industry’s earliest fully virtual, web-based, paperless mortgage platforms, years before cloud-based systems became the industry standard.

This platform enabled a highly efficient nationwide operation that supported:

  • 263 employees
  • 33 licensed mortgage branches
  • Annual origination volumes approaching 2,200 loans
  • Monthly payroll exceeding $1 million

Remarkably, the entire organization was supported by just four core operational employees, reflecting Jay’s long-standing focus on systems design, efficiency, and scalable business operations.

Construction Experience That Shapes Financing Strategy

In addition to his mortgage expertise, Jay brings 24 years of hands-on experience in the construction industry, including roles in design, construction management, and project development.

He has participated in both residential and commercial projects, including fast-track design-build contracts involving the U.S. Army Corps of Engineers as well as large private developments.

This practical construction background allows Jay to approach financing with a clear understanding of how projects are actually built. He frequently structures financing solutions for:

  • Custom home construction
  • One-Time-Close construction loans
  • Construction-to-permanent financing
  • Renovation and rehabilitation projects
  • Lot and land acquisition
  • Multifamily and mixed-use properties

His work in construction has also led to the development of a patented structural construction system designed to expand the practical applications of Autoclaved Aerated Concrete (AAC)—a lightweight, energy-efficient building material—allowing it to be used in applications requiring greater structural performance.

Because he understands both the financial and construction realities of building projects, Jay is able to guide borrowers, builders, and investors toward financing strategies that align with real-world construction timelines and project requirements.

He has also assisted private investigators and federal authorities with financial investigations, including work supporting the U.S. Department of Homeland Security.

These engagements reflect the technical depth and analytical discipline that Jay brings to his professional work.
