Settlement Agents

Settlement agents are raving about eClose. Digitally signing documents is so streamlined, it cuts the average closing appointment to about 20 minutes, essentially doubling the number of closings you could do in a day.

The eClose process doesn’t involve any new software or training. The Closer will email a closing package to you, the borrower and the Originator. You review the documents with the borrower and walk them through the signing process as you normally would. To speed up the process even more, borrowers can sign many of the documents from a computer, tablet or smartphone before their appointment. Convenient digital signature boxes ensure borrowers don’t miss a single signature, initial or date. Any documents that need to be ink signed and notarized can be printed and signed in your office—and even these can be digitally notarized in some areas.

Why can't the borrower sign the documents? Click to open answer

Documents are in preview mode until the settlement agent turns preview mode off THE DAY OF CLOSING. Documents may not be signed prior to the date of closing.

Can the borrowers use their phone or tablet to sign in my office? Click to open answer

Yes, they can sign on any computer, smart phone or tablet.

How do I print the ink-sign documents? Click to open answer

In the DocMagic Agent Portal, go to the documents tab. Click the Ink-Sign button at the top, download all and print.

How do I upload the ink-signed documents back into the file? Click to open answer

If you need to ink-sign documents, they'll be sent to you. These will include a cover sheet with a barcode.

  • After documents are signed, scan this cover sheet and the ink-signed documents.
  • Save the file with these documents.
  • In DocMagic, select Print/Upload Documents.
  • Click the Browse button to find the documents you scanned.
  • Select your file and click Upload.

Do I still need to overnight the ink-signed documents? Click to open answer

No, all documents are scanned and uploaded back into the closing package file.

What if I need the documents sent to my assistant or another agent who helps me prepare for the signing? Click to open answer

Just let us know who needs to have access to the documents and we will make sure they receive an invitation to access the document package.

My borrowers are on a tight time line. Can they eSign docs before coming into my office? Click to open answer

Yes, borrowers can eSign anytime on the approved closing date. However, they may not eSign prior to the approved closing date.

We have borrowers in different states and need to do a full eClosing. How do we accomplish this? Click to open answer

Settlement agents who work with an e-notary registered with World Wide Notary or NotaryCam must be engaged in each state. In addition, the county must allow for electronic notarization.
