This was outside of Michael’s control, but when the appraisal came back lower than our offer, the down payment assistance program CalHFA, had to be adjusted lower by the difference. This equated to less down payment assistance for us. We found out about the adjustment when the new closing disclosure document was delivered and the funds to close estimate was far higher than expected. It took some research to determine it was the CalHFA adjustment. This changed the overall negotiation process. Nonetheless, I know that Michael is better and more knowledgeable after it all. Bottom line is he got the deal done and we’re happy.

The Down Payment Assistance program lowering it's available funds was unexpected. I would suggest expanding one's knowledge on those programs.
