What’s Changing with Home Appraisals in November?

If you’re buying or refinancing with a conventional loan, there’s a change coming to the appraisal process that could impact your transaction timeline.

Starting November 2, 2026, Fannie Mae and Freddie Mac will require a redesigned appraisal report called the Uniform Appraisal Dataset (UAD) 3.6 / new URAR. The new report is more structured and includes additional detail about the property, its condition, features, and comparable sales.

What Could This Mean for You?

  • Potentially longer turnaround times: Appraisers are still getting familiar with the new system, so some reports may take a little longer—especially early on.
  • Possible fee increases: Appraisal fees have not been officially set, but some appraisers anticipate higher costs because the new process requires additional time and technology.
  • More detailed information: The new format is designed to create more consistent and comprehensive property data. It does not change how a property's value is determined.
  • Mainly conventional loans: The change primarily affects conventional financing. Some lenders may receive temporary exceptions, but it's safest to plan for the new requirements to be in place by November 2.

The good news? I’ve seen the new report, and I actually think the layout is more intuitive and easier to read. Whether it ultimately makes the appraisal process better remains to be seen—but more consistent data is a good thing.

If you're planning to buy or refinance, don't let this change stop you. Just build a little extra time into your transaction and be prepared for the possibility of higher appraisal fees.
