I think you should have your closing doc match up with the title company then show first time buyer. Or just have a form that’s something easy for them to read. Kind of like the old hud statements used to be. . When she saw the 30,000 that freaked her out she started shaking bc she knew she only got $22 from the TRS. I know to California buyers that’s not a lot but to texas buyers that is a big amount bc houses are cheaper. I certainly don’t know anything on the lender end. Buyers usually handle it all themselves and I don’t hear much about it. But being on the mom end has let me see into the whole process and I think that agents need to go to a class and see the whole process. Lol
